The Real Estate Manager provides comprehensive management of real estate leased and owned property for Satellite Healthcare, Inc. This position performs due diligence reviews of prospective locations for centers and offices, negotiates real estate leases and

lease extensions, and manages external design and construction firms for development of required improvements.

Key responsibilities include managing the property portfolio for conformance with lease provisions and maintaining comprehensive databases fully coordinated with Finance, Accounts Payable and Procurement. In addition, this position insures accuracy of payments,

reviews estoppels for accuracy and conformance to lease provisions, reviews of landlord billings and cost pass-through, and appropriateness of billings.

This position also develops work scopes and bid packages for design and construction of tenant improvements within leased premises, and provides hands-on overview of the related construction work, inclusive of working with state and local government inspection

agencies.

Essential Functions

  • Engage and manage professional real estate brokers at direction of the Senior Director of Finance

  • Assist in developing strategic facilities alternatives and solutions, and associated business case

  • Participate in the development of facility Letters of Intent and lease documents

  • Work with outside architects and engineers in developing contract documents for project implementations

  • Assemble and manage project budgets, cost estimates, obtain bids through structured processes, and review facility operations cost summaries

  • Participate in the negotiation of lease provisions and resolution of issues that arise

  • Monitor and support project execution, including on-site inspection of work in progress for conformance with plans and specifications

  • Assist in maintaining department records and files, data systems, appropriate information retention, and other related administrative requirements

  • Coordinate department and company-wide to insure timely and high quality service to our internal customers, as necessary

Requirements

Minimum Qualifications

Any combination of education and experience that would likely provide the required knowledge, skills, and abilities as well as possession of any required licenses or certifications is qualifying.

Education: BA or BS degree, or equivalent experience

Experience:

  • Three (3) years of directly related facilities experience, with emphasis in leasing and project management for tenant improvements

  • Five (5) years of experience managing a significant portfolio of properties (15+ sites)

  • Real Estate licensed professional preferred

Knowledge, Skills & Abilities:

  • Excellent written, oral and computational skills

  • Ability to assess opportunities and issues in various building and property types

  • Demonstrated knowledge of real estate property and leasing laws and regulations, with particular emphasis on property and lease administration

  • A strong track record of comprehensive real estate and property management work that achieved high customer satisfaction

  • Ability to comprehensively manage the administrative requirements of a diverse property portfolio, including understanding BOMA standards, building utilization factors, and gross versus net rental calculations; ability to criticallyanalyze expense submissions of landlords

  • Comprehensive knowledge of construction contracts and experience negotiating lease agreements; able to prepare bid specifications, analyze pricing, and secure construction contracts

  • Strong understanding of design and construction of tenant improvements as evidenced by past active responsibilities in managing development of such improvements

  • Ability to effectively manage construction projects, including construction schedules, budget tracking and change orders
